01A94.07, Renovate Lecture Centers, Phase 4 - LC-6 & LC-7 and Toilet Rooms

Background \ Overview:

Constructed in 1969, the Lecture Center is the primary instructional facility of the campus. The building is unique because it is built underneath the Podium deck level. The building houses several large and medium sized lecture halls. While the buildings main concourse has been well maintained, several lecture centers have many deficiencies. Fixed seating is outdated and broken, carpet is worn, finishes are faded, lighting is substandard and the audiovisual systems are in need of replacement. Each lecture center is served by dedicated air handling units and fans that are in fair to poor condition.

The renovation of Lecture Centers LC-6 & LC-7 is the fourth phase of a multi-phased project to completely renovate all Lecture Center classrooms.

Scope:

Renovate LC-6 & LC-7

Full gut renovation of Lecture Centers 6 and 7 instructional spaces, including demolition, abatement, new electrical, data & IT, ductwork and air handling units, fans, BMS control systems, LED lighting, ceilings, fixed seating, carpet, and audio-visual systems.

ADA Improvements

There was an Accessibility Upgrades Study completed in 2018 that’s purpose was to assess the accessibility of the Uptown and Downtown campuses and provide recommendations for greater accessibility. As a result of the study, the follow items were included in the project;

Toilet Room Renovations, LC 028 and LC 029

Removal of barriers that may affect disabled individuals with the renovation of the toilet rooms for improved accessibility.

Project Schedule/Timelines:

The project is currently in the construction phase.

Renovate LC-6 & LC-7:

• Construction: Summer 2022 thru Summer 2023
• Lecture Center Fit-out: September 2023
• Final AV installs: Fall 2023

Toilet Room Renovations, LC 028 and LC 029:

• Construction: Summer 2022 thru Spring 2023

Renovate LC-6 & LC-7

The construction activities began in May 2022 and construction activities are steadily progressing. Below is a summary of some of the completed and on-going work tasks.

General Construction

• Completed mobilizing on site and staging areas in May 2022
• Completed hazardous material abatement of old air handing units, piping and ductwork
• Completed fixed seating and ceiling removals
• Completed CMU demolition and new CMU wall installation
• Completed mech. equipment pads
• Wall framing on-going
• Door frame removals on-going
• Projection screen removals on-going
• Floor prep. on-going
• Painting on-going

Mechanical Construction

• Completed AHU and ductwork demolition
• Completed mechanical piping demolition
• Decommissioned old control systems
• Completed install of new AHU unit sections
• Completed new ductwork installations
• Ductwork insulation on-going
• HW & CW piping installation on-going
• Controls conduits and wiring on-going
• Controls programming on-going

Plumbing Construction

• Completed domestic water and sanitary piping demolition
• Completed sanitary pump tie-in
• Completed sprinkler piping install and tie-in
• Completed FP piping and new Hose cabinet tie-in
• Plumbing for new JC on-going

Electrical Construction

• Completed lighting demolition
• Completed electrical wiring demolition
• Completed new electrical panel installation
• Completed fire alarm rough-in’s
• New lighting installation on-going
• MER equipment wiring on-going
• Data wiring rough-in’s on-going
• AV wiring install on-going

Toilet Room Renovations, LC 028 and LC 029

The construction activities began in mid-July 2022 and construction activities are steadily progressing. Below is a summary of some of the completed and on-going work tasks.

• Completed hazardous material abatement of ductwork and piping
• Completed ceiling removals
• Completed door frame removals
• Completed wall framing and drywall
• Completed floor and wall tile
• Painting on-going
• Toilet partitions install on-going
• Fixture (sinks, toilets) installation on-going

Mechanical Construction

• Completed ductwork demolition and new ductwork installations

Plumbing Construction

• Completed new domestic water and sanitary piping
• Completed sanitary pump tie-in
• Fixture plumbing on-going

Electrical Construction

• Completed lighting and electrical wiring demolition
• Completed new electrical panel installation
• Completed data wiring rough-in’s
• Completed fire alarm rough-in’s
• New lighting installation on-going
